A few years back,
I participated on a study that was conducted about Zillow's accuracy. We wanted to find out HOW ACCURATE WAS ZILLOW ON THEIR ZESTIMATES?
We chose a house that just sold that day.
Zillow’s estimate at midnight of October 11th, 2016 valued a home in Gaithersburg MD at $462,820 — but, that same day, the house was sold for $387,000!
A Zestimate mistake of $75,820 !!!
Every real estate professional out there knows, that the main driver for house values is what a buyer is willing to pay for. This is exactly how we find the value of a home. We use past sales as comparables because, we want to know what buyers are willing to pay for similar houses in the surrounding neighborhoods.
For that reason, Zillow missed the mark by $75,820 and it will be a mistake to use their zestimate to price your very own home!....don't you agree?
Of course we wanted to be as accurate as possible and we decided to study another house that sold on that very same day...
At midnight on October 11th, 2016) another home in Bethesda MD was "zestimated" by Zillow to be worth $1,563,728 — but, that very same day that house was sold for $1,850,000!
A Zestimate mistake of $286,272 !!!!
Imagine a homeowner relying solely on Zillow and putting their house in the market for what the “Zestimate” said and ….finding later that they could've sold it for $1,850,000 —
...a difference of $286,272!!!
